Buying in El Zonte.

Property prices in El Zonte, El Salvador — how Bitcoin Beach moved the market, current price bands, land availability and rental demand.

The short answer

El Zonte repriced sharply after 2021 and now sits just below El Tunco. Two-bed condos run $150,000–280,000, houses with sea views $300,000–700,000, and buildable lots $45–110 per square metre.

El Zonte was a fishing village with a good wave until a donor-funded bitcoin experiment and a highway upgrade arrived within eighteen months of each other. The price effect was immediate and it has not reversed.

What things cost

  • Beachfront: rarely traded, $700,000+ when it is
  • Sea-view house: $300,000–700,000
  • Two-bed condo: $150,000–280,000
  • Buildable hillside lot: $45–110 per m²

What buyers are actually buying

A quieter version of El Tunco with a better wave and a community that has been dealing with foreign buyers for five years. That maturity cuts both ways: the market is better informed and less naive about price.

The risks

Access. The road down to the beach is single-track in places. Check how a build would get materials in.

Water. The constraint on development here. Confirm supply before buying land.

Concentration. A small market with few comparable sales makes valuation genuinely difficult. Get two independent opinions.

Questions people actually ask

Did Bitcoin Beach raise property prices in El Zonte?

Yes, substantially. Prices roughly doubled between 2020 and 2024 as foreign buyers arrived, though the pace slowed once the initial wave of publicity passed.

Is there still land available?

Yes, on the hillside above the village. Beachfront is effectively fully held and trades rarely.
