Buying in El Tunco.

Property prices in El Tunco, El Salvador — what beachfront, second-line and hillside lots cost, rental yields, and the title issues specific to this stretch of coast.

The short answer

El Tunco is the most expensive square metre on the Salvadoran coast. Second-line condos start around $180,000, beachfront houses run $450,000 upward, and hillside lots with a sea view trade between $60 and $130 per square metre.

El Tunco prices like a resort town because it is one. The Surf City highway cut the airport transfer to thirty-five minutes, and the market repriced accordingly between 2021 and 2024.

What things cost

  • Beachfront house: $450,000–1.2M
  • Second-line condo, two-bed: $180,000–320,000
  • Hillside lot with sea view: $60–130 per m²
  • Village house, needs work: $90,000–160,000

The specific risks here

The maritime zone matters more here than anywhere. The strip inland from the high tide line is state land. Some beachfront listings quietly include it in the stated area.

Noise. The main street is loud until two on weekends, and buyers who viewed on a Tuesday afternoon discover this after closing.

Water and power. Supply on the hillside is not guaranteed. Ask what the actual connection is, not what the plan is.

Questions people actually ask

Is El Tunco a good investment?

It has the highest occupancy on the coast and the strongest short-let market, which supports yield. It is also the most built-out and the most exposed to a downturn in surf tourism.

What rental yield can you get?

Well-run short lets on the coast gross 6–9% before costs. Management and the rainy-season gap take a meaningful bite.
