What property costs in El Salvador — price per square metre for the coast, the capital, the highlands and the colonial towns, with rental yields.

Last checked

The short answer

Expect $1,400–2,400 per square metre in Escalón, $1,100–1,700 in Santa Tecla, $1,300–2,200 on the Surf City coast, and $600–1,100 in the highland towns. Coastal land trades at $45–130 per square metre depending on the view.

Prices below are built from listings and completed sales through 2026. They are a map, not a valuation — the market is thin outside the capital and two similar houses can be 40% apart on price for reasons that only make sense on site.

Land

Area Range per m²

Suchitoto, lake view $25–60

What moves these numbers

The Surf City highway is the single biggest factor in the coastal market: it cut the airport transfer to thirty-five minutes and repriced everything west of La Libertad between 2021 and 2024.

The capital barely moved over the same period, which is why yields there are more defensible.

Dollarisation means no currency risk on the way in or out — unusual in the region and a real part of the case for buying here.

Before you act on any of this, read buying as a foreigner and track the quarterly series on the property prices data page.

Questions people actually ask

Is property expensive in El Salvador?

Cheaper than Costa Rica and Panama at a comparable standard, and more expensive than Honduras or Nicaragua. The coast repriced sharply between 2021 and 2024 and the capital moved much less.

What yield can you expect?

5–7% gross on long lets in the capital, 6–9% gross on well-run coastal short lets before management costs and the rainy-season vacancy.
